An old house with terraces and a flat garden located in the small village of San Remigio, in the municipality of Beverino, near the Vara River, which is a five-minute walk from the house.
The house is a portion of a large building with three open sides, and on one side there is a large flat garden, partly used as a parking lot.
The house is on three levels and is structurally in excellent condition, with a completely new roof, redone a few years ago.
On the ground floor, there are five rooms used as cellars.
On the first floor, there is a large terrace, hallway, kitchen, living room, bathroom, and three rooms in need of renovation that could be converted into bedrooms.

There is an excellent restaurant and grocery store in the village, but everything you need is just a few minutes' drive away.

Pisa Airport is a 50-minute drive away. Genoa Airport is also very convenient (65 minutes).
Important note: the village of San Remigio is located near the La Spezia-Genoa highway, and traffic noise can be heard from the village. Before viewing, I warned the owners that I couldn't negotiate a property that was too "noisy," but they assured me that the property's exposure meant you could hear virtually nothing!
I can confirm, after my viewing in the early afternoon of September 6, 2026 (a sunny day), that the noise is truly minimal and not bothersome in the garden. Virtually none inside the house.
